These terms govern use of this website and all reservations booked through this website.
1. Agreement to these terms
By using this website, you agree to these terms.
By submitting a reservation request, you agree to these terms and the Rental Agreement, including all exhibits and addenda that apply to your stay.
If you do not agree, do not use this website and do not submit a reservation request.
2. Who we are
This website offers reservations for the Property and related services.
References to Owner, we, us, or our mean the property owner and any authorized property manager or agent.
References to you or Guest mean the person making the booking and every person in the booking party.
3. Booking process
A reservation is not final until you receive a written confirmation from us.
We may request identity verification, age confirmation, and a signed Rental Agreement before confirming.
You must provide accurate contact details. We use your registered phone number and email for all notices.
4. Payments and authorization
Payment schedule for short stays: 50 percent due to secure the booking. Remaining 50 percent charged 48 hours before check-in.
We may cancel an unpaid reservation and treat it as a guest cancellation.
You authorize us to charge the payment method on file for rent, fees, deposits, approved add-ons, and charges allowed by the Rental Agreement.
We may place a pre-authorization hold up to the remaining balance, plus the security deposit, plus estimated incidentals.
All refunds go to the original payment method. We process approved refunds within 3 to 5 business days, and no later than 30 days when required by law.
5. Cancellations and changes for short stays
Short stays are stays of 30 nights or less.
5.1 California 24-hour cancellation window
For eligible California reservations, you may cancel for free within 24 hours after confirmation if the reservation was made at least 72 hours before check-in.
If a reservation is confirmed within 72 hours of check-in, this 24-hour window may not apply.
5.2 Moderate cancellation schedule
If you cancel 30 or more days before check-in: we refund 90 percent of rent paid. We refund cleaning and unused add-ons.
If you cancel 14 to 29 days before check-in: we refund 50 percent of rent paid. We refund cleaning and unused add-ons.
If you cancel 7 to 13 days before check-in: we refund 25 percent of rent paid. We refund cleaning and unused add-ons.
If you cancel 0 to 6 days before check-in: no rent refund. We refund cleaning and unused add-ons if we can cancel vendor commitments.
5.3 Rebooking credit
If we rebook any canceled nights at our discretion, we may refund additional rent for the rebooked nights, up to the amount you paid for those nights.
We do not guarantee rebooking.
5.4 Changes
Date changes, guest count changes, and add-on changes require written approval.
Rate differences apply to approved changes.
6. Long stays, tenant rules, and early termination
Long stays are stays of 31 nights or more. Long stays use a separate written lease or long-stay agreement in addition to these website terms.
We may require screening and additional documentation before confirming a long stay.
If you cancel a long stay before move-in, the signed lease controls. If no lease is signed, we apply the short-stay cancellation schedule by default.
Security deposit handling for long stays follows California law, including return timelines and itemization requirements.
Early termination of a long stay requires written agreement. If not agreed, you remain responsible for rent and charges allowed by the lease and California law.
7. Check-in and check-out
Check-in is after 3:00 p.m.
Check-out is at 11:00 a.m.
You may request early check-in or late check-out at least 48 hours before arrival. Fees apply if approved.
8. House rules that apply to all bookings
These rules are material terms. Breach may result in immediate termination of the stay with no refund, plus charges.
8.1 Occupancy and visitors
Maximum overnight guests is 6.
No day visitors. No drop-ins.
Only authorized occupants listed on the reservation may be on the property at any time.
8.2 No smoking. Entire property
No smoking anywhere on the property, indoors or outdoors.
This includes cigarettes, cigars, vaping, cannabis, and any substance that can be smoked or vaporized.
8.3 No pets
No pets of any kind, including visiting pets and pets left in cars.
Service or assistance animals: tell us before arrival. A refundable deposit of $300 may be required only where allowed by law. You remain responsible for damage or extra cleaning caused by any animal.
8.4 Parties and events
No parties or events.
A party or event includes any gathering where more than the number of authorized people on the reservation are on the property at any time.
A party or event also includes DJs, amplified sound, promoters, or any activity intended to draw additional people to the property.
Commercial, promotional, or monetized filming or photography is not allowed without written approval.
8.5 Quiet hours
Quiet hours are 10:00 p.m. to 8:00 a.m., daily.
8.6 Roofs, fires, and grills
No roof access.
No charcoal grills, no wood-burning fire pits, and no bonfires.
Propane gas grill is allowed if used safely.
8.7 Parking
Off-street parking is limited to 2 vehicles.
Park only in the designated parking area by the EV charger.
Do not use any other part of the driveway for parking.
8.8 Trash and recycling
Trash pickup day is Wednesday, unless a holiday changes the schedule.
Bins are located by the EV charger and parking area.
There is a grey trash bin and a blue recycling bin. Please separate your trash and recycling.
Roll bins down to street level on pickup day, then return them after pickup.
9. Pool and hot tub booking and safety
Pool and hot tub access requires advance reservation and payment of $275 per day.
Request access at least 24 hours in advance.
No lifeguard on duty. Children must be supervised at all times.
No glass in the pool area.
No diving.
We may suspend access for safety risks, weather, maintenance, or rule violations.
10. EV charger booking and safety
EV charger access requires advance reservation and payment of $75 per day.
Request access at least 24 hours before check-in.
Use the charger only for charging a road-legal electric vehicle.
Place the charging cable in its cradle when not actively charging.
Do not use extension cords.
Do not use adapters or modified connectors without written approval.
Park only in the designated EV charger parking area.
11. Camera disclosure
Exterior security cameras are installed and active for security and rule enforcement.
Camera locations include the video doorbell, two rear-corner cameras, a camera above the EV charger and parking area, and a camera by the pool area and stairs leading to the pool.
There are no cameras inside the home.
There are no interior noise monitoring devices.
You agree not to tamper with, disable, cover, or redirect any camera.
12. Maintenance, access, and emergencies
We may enter at any time for emergencies.
We will attempt to notify you using your registered phone number when practical.
If scheduled maintenance is expected during your stay, we will notify you before arrival.
13. Damage, cleaning, and charges after checkout
You are responsible for damage beyond normal wear, missing items, and excessive cleaning.
Smoking, pets, and parties may trigger remediation charges and immediate termination.
We may charge your payment method for amounts allowed by the Rental Agreement, supported by photos, invoices, and other records.
14. Chargeback cooperation and evidence package consent
You agree to contact us first to dispute any charge.
You agree to respond to our requests for information within 24 hours.
You consent to our use of an evidence package for disputes and chargebacks. It may include time-stamped photos and video, exterior camera clips, vendor invoices, repair estimates, replacement receipts, and message history.
If a chargeback is filed, you agree we may provide the evidence package to banks, card networks, processors, platforms, insurers, and counsel.
15. Website use rules
Do not misuse the website, interfere with its operation, or attempt unauthorized access.
Do not submit false information or book on behalf of someone else without authority.
We may suspend access, cancel reservations, or refuse service for violations.
16. Intellectual property
Website content, photos, and branding are owned or licensed by us.
You may not copy, scrape, republish, or use content without written permission.
17. Disclaimers and limitation of liability
Stays, amenities, and services are provided as-is and as-available.
You assume risk for use of the property, including pool, stairs, parking area, and outdoor areas.
To the maximum extent allowed by law, our total liability for a claim related to a booking is limited to the total rent paid for that booking.
18. Indemnity
You agree to indemnify and hold us harmless from claims, losses, and costs arising from your stay or your breach of these terms, to the extent allowed by law.
19. Disputes, venue, and attorneys’ fees
California law applies.
Venue is San Diego County, California, unless a mandatory consumer law requires a different venue.
Attorneys’ fees and costs go to the prevailing party where allowed by law and the Rental Agreement.
20. Notices
Notices may be delivered by email, text message, or through the booking platform used for the reservation.
You must keep your phone number and email current.
21. Changes to these terms
We may update these terms at any time by posting an updated version on the website.
Changes apply to new reservations after posting. Confirmed reservations follow the terms in effect at confirmation, unless you request a change.
